Yes, it's a trope based on something that actually exists, but so is the goddamn 'casting couch'. Teaching/communication skills are much more important than mere motivation; if all one needs is motivation, they don't really need a tutor as they can study by themselves and improve, but if they don't know how to study correctly (which the specific most effective methods vary from person to person) then they actually need help. Also, it's not uncommon in the trope for the tutor to be doing it more as a favor and less as a job, which just makes it worse for her...unless it goes the mutual attraction route (often with osananajimi thrown in) then it's okay.
Anyway... I think I've just possibly started an argument based on failure to fully separate pornographic fantasy and reality.
